Striping and Pavement Marking
By using DOT approved traffic paint, we will maintain existing lines and layout and stripe new lines. We can make sure your lot meets ADA standards. A variety of colors and stencils are available as well as playground games including, 4 square, hopscotch, and basketball courts.
Routing
Routing is an annual maintenance done prior to crack filling to help prevent water from penetrating to your sub base and extends the life and of the applied crack sealant. Routing is the act of sawing a crack, typically at a 1:1 ratio (width to depth) to provide the proper reservoir just below the pavement and to allow the sealant to flex with pavement during freeze thaw cycles. Cracks that have not been previously filled or are not already alligatored are candidates to be routed. Following routing, cracks are cleaned and then filled with hot crack sealant. Routing is recommended on new pavements and as new cracks develop.
Commercial Crackfilling
Cracking is a large concern for many in the Midwest because we see many freeze and thaw cycles where the cracks expand and contract. Asphalt is also damaged by the sun which causes oxidation to the surface.
Once water and moisture enters these cracks it can cause sub base issues leading to larger and sooner patching areas. We first address your cracks by cleaning any debris and vegetation from the crack with high powered blowers and brooms. Using federally specified materials heated to the recommended temperatures and in oil-jacketed tar kettles, we follow industry standard practices to apply to heated crack sealant to the prepared cracks. Detack may be applied to the surface to allow for immediate traffic if necessary.
Commercial Sealcoating
One way to protect your asphalt from oxidation and other elements is by sealcoating. Sealcoating will improve your asphalt’s curb appeal and add resistance to oils and chemicals. At Martiny Paving, we offer a variety of sealers customized to your needs. We can provide Asphalt Emulsion, Petroleum based and Coal Tar sealcoats.
The pavement preparation process involves thoroughly cleaning the entire asphalt surface using steel brushes and industrial blowers to remove any surface debris. Then any cracks are sealed as described in crack filling procedure. We then apply 2 coats of sealer or more if required in higher traffic areas. The first coat includes hand apply with broom or squeegee to areas around concrete, in front of garage doors, or other areas of concern, then we hand apply or spray the remaining first coat and second coat. Once this process is completed, the sealcoat will require a minimum of 24 hours without traffic to cure.
Commercial Infrared Patching
Using Infrared technology, Martiny Paving can provide a cost-effective repair to your failing parking lot pavement areas. Typical infrared repair areas would include potholes, alligatored areas, sunken or broken pavement at catch basins/manholes and low spots that hold water. Each heat (approximate 5’x 7’ area) will be heated 1-2” below surface using infrared heater system and the surface asphalt material will be removed.
Once heated, fresh hot mix asphalt from our truck will be added to area and shaped as needed using asphalt lutes. The area is then compacted using a vibrating power roller. The patch area can be driven on almost immediately. These jointless infrared patches will allow the customer to extend the life of the asphalt and save money as well as limit traffic interruptions on site. Martiny Paving also offers full depth remove and replace patching as well as tack and patch options to meet your patching needs.
Commercial Remove And Replace
Full depth pavement repair is performed on areas of severely alligatored, potholed, improperly draining pavement or to perform a utility repair. The pavement to be replaced is saw cut and removed to its full depth to expose the existing aggregate base. The base course is analyzed by proof-roll to determine its stability and if there needs to be any additional excavation. It is important that the base course is suitable to support the new pavement. If the base course is determined to be unstable, it should be removed and replaced prior to pavement placement. The aggregate is re-graded and compacted to provide a proper base for asphalt. The new hot-mix asphalt is hauled in and placed at the specified or recommended depth for the traffic use of the lot. The new pavement is compacted using a roller or plate compactor.
