Paving and Driveways

How much does an asphalt driveway cost in Wisconsin?

Most new asphalt driveways in Northeast Wisconsin run $4 to $8 per square foot installed, so a typical two-car driveway costs $6,000 to $12,000 depending on size, base work, and access. Overlays cost less and tear-outs with base repair cost more. Get a written quote; the base condition is the biggest variable.

How thick should an asphalt driveway be?

For cars and pickups, 2 to 3 inches of compacted hot mix asphalt over 6 to 8 inches of compacted stone. Driveways that see RVs, boats, or delivery trucks should be 3 to 4 inches. Ask every bidder to state compacted thickness in writing.

How long does an asphalt driveway last in Wisconsin?

15 to 25 years with sealcoating every 2 to 3 years and crack filling each fall; 12 to 15 years without maintenance. Base quality, drainage, and plow damage decide where in that range you land.

Asphalt or concrete: which is better for a Wisconsin driveway?

Asphalt costs about half as much up front, shrugs off road salt, and is cheap to patch or overlay. Concrete lasts longer but spalls from salt and costs far more to repair. For most homes here, asphalt with regular sealcoating is the better value.

Can you pave over my existing driveway?

Yes, if the base is stable, drainage works, and cracking is limited. A 1.5 to 2 inch overlay adds 10 to 15 years at a much lower cost than replacement. Alligator cracking, sinking, or standing water means the base has failed and needs a full replacement.

Can you pave over concrete?

Sometimes, if the concrete is stable and not heaving, but joints and cracks tend to reflect through the asphalt over time. We will tell you whether an overlay, milling, or removal makes sense for your slab.

What is the base under a driveway and why does it matter?

Compacted crushed stone, usually 6 to 8 inches, placed on compacted subgrade and pitched to drain. A strong, well-drained base is the main defense against frost heave and cracking in a climate where the frost line is about 48 inches.

Can you turn a gravel driveway into asphalt?

Yes. Existing gravel often becomes part of the base. We grade it, add and compact stone where needed, set the drainage pitch, and pave. Long rural driveways in Shawano and Oconto counties are a specialty.

How long does it take to pave a driveway?

One day for the paving itself. Removing an old surface and building the base can add a day or two. You can walk on it the next day and drive on it in 24 to 72 hours.

What is the difference between asphalt and blacktop?

Nothing, in practice. Blacktop is the regional name for the same hot mix asphalt product. Hot mix is placed at 270 to 325 degrees and compacted while hot; cold patch is a temporary bagged product for winter potholes.

Repair and Sealcoating

When should I sealcoat a new driveway for the first time?

The year after installation, once the asphalt has cured through a full season. Sealing too early traps oils and leaves a soft surface. After that, every 2 to 3 years.

How often should I sealcoat?

Every 2 to 3 years for driveways and every 2 to 4 years for parking lots. Sealing every year causes buildup that flakes; waiting five or more years lets oxidation and water cause damage that sealer cannot fix.

Does sealcoating fill cracks?

No. Sealer protects a surface and covers hairline cracks only. Cracks a quarter inch or wider are routed and hot-pour sealed first, then the surface is sealed.

What does sealcoating actually do?

It blocks UV oxidation (the graying), water, salt melt, gasoline, and oil, restores the black color, and can double the life of asphalt. It costs pennies per square foot versus dollars per square foot to replace pavement.

What sealer do you use?

Martiny Paving applies SealMaster 100 percent coal tar sealer and asphalt-emulsion sealers, sand and latex modified for traction and durability, depending on the surface and customer preference. Coal tar is not banned in Northeast Wisconsin, though Milwaukee and Dane County restrict it.

Why do potholes keep coming back in the same spot?

Trapped water or a failed base under the pothole, which a surface patch cannot fix. A full-depth patch with base repair and drainage correction stops the cycle.

What is infrared asphalt repair?

An infrared heater softens the damaged area 1 to 2 inches deep, the old asphalt is reworked with fresh hot mix, and the patch is compacted with no joint for water to enter. It is fast, seamless, and can be driven on almost immediately.

Should I fill cracks before winter?

Yes. Fall crack sealing is the lowest-cost maintenance there is. Small October cracks become April potholes after repeated freeze-thaw cycles.

Can potholes be fixed in winter?

Only temporarily, with cold patch, until asphalt plants reopen in spring. Call in winter and we will schedule you first when hot mix is available.

When is it too late to sealcoat and time to replace?

When roughly 30 to 40 percent of the surface is cracked or alligatored, or the driveway sinks or holds water. At that point an overlay or replacement is a better spend than sealer.

Cost, Timing, and Working With Us

When is asphalt paving season in Wisconsin?

Roughly May through mid-October in Northeast Wisconsin. WisDOT’s recommended window for this zone is May 1 to October 15. June and July are ideal for compaction and curing. Sealcoating needs 50 degrees and rising and a dry 24 hours.

How far ahead should I schedule?

Request a quote in late winter or early spring. April and May demand spikes when winter damage shows up, and June through August books solid. Fall paving works well if the base is not frozen.

How much does it cost to pave a parking lot?

New commercial lots typically run $2.50 to $4.50 per square foot and resurfacing $1.50 to $3.00, with heavy-duty sections costing more and large lots less per foot. We quote in phases so you can budget.

How much does sealcoating cost?

Residential driveways usually run $0.50 to $1.00 per square foot, so a 1,000 square foot driveway is typically a few hundred dollars. Commercial lots are priced lower per foot. Crack sealing is $1 to $3 per linear foot.

How much does asphalt patching cost?

Typically $2 to $5 per square foot for hot mix patching and $1 to $3 per linear foot for crack sealing, with a minimum charge for small jobs. Infrared patches are priced per repair.

Do I need a permit to pave my driveway?

Repaving in place usually does not. A new driveway, a wider or relocated approach, or a culvert change needs an access permit from the road owner: your village or town, the county for county highways, or WisDOT for state highways. We will flag it during the quote.

How do I choose an asphalt contractor?

Verify insurance, get compacted thickness and base depth in writing, look at recent local photos and Google reviews, compare bids on the same spec, and be wary of door-knocking leftover-asphalt offers. A quote that explains the recommendation is worth more than the lowest number.

Are you licensed and insured?

Yes. Martiny Paving LLC is fully licensed and insured in the State of Wisconsin and provides certificates of insurance on request.
